The first part of our Home Inspection is the exterior. We examine the exterior twice. First, we look close at the details and next we step back and look at the big picture. We evaluate siding materials, driveways, porches and decks. We check doors and windows, exterior outlets, and operate hose bibs. We also check water pressure and determine if you have backflow prevention devices on your spigots. We check the slope of window sills. We look at your vegetation to make sure it isn't too close to your home. We look at the slope of your yard and any areas that could be a concern for moisture intrusion. We inspect the gutters and downspouts. We look at your heating and cooling units and decks for safety.
The next part of the inspection is the inside. We operate light switchs and smoke detectors during the inspection. We inspect every door and open drawers and cabinets. We operate windows and electrical outlets. We operate plumbing fixtures and will run lots of water. This helps to identify leaks during the inspection. We look for loose faucets and other improper plumbing techniques, In the kitchen, we make sure the microwave, oven, and dishwasher are securely mounted in place. We'll turn on the oven and range to make sure all elements heat up. We look to ensure that your dishwasher has a vacuum break. We operate the garbage disposal in the sink. We look at the washer and dryer connections as well. We operate gas fireplaces and report the temperature at your supply and return for your heating or cooling system. In the garage, we inspect the water heater, electrical panel, and garage doors.
Finally, the fun part of the inspection! The inspector enters all accessible areas of the crawlspace and looks at the foundation for signs of movement and water penetration. Reveal also looks for anchor bolts, the size and spacing of the floor construction, plumbing leaks, falling insulation, evidence of water penetration, and poor construction practices.
